My name is Sascha Dith. I live in Cyprus, and I work exclusively on the buyer's side.

My value is simple: access and protection. I hold direct agreements with Cyprus' most distinguished luxury developers — which means my clients see the right opportunities first, including residences that never reach the open market. And because I sit on your side of the table, my job is to make sure you buy well: the right location, the right developer, the right price.

I first came to Cyprus on business in 2007; since then, I have built and run companies here, and today the island is my home. Through Cyprus VIP Estates I hold direct agreements with twenty-five of the island's developers — including the names behind its finest coastal estates. And I take on around a dozen client mandates a year. This work does not allow for more.

Every legal step — title verification, contracts, due diligence — is carried out by independent, licensed Cypriot lawyers who answer to you, not to any seller. You will never be asked to take anyone's word for anything.

One more thing my clients appreciate: my advisory costs you nothing. Like the finest buying advisors in London or Zurich, I am remunerated by the developers — at no markup to you. The property costs you exactly what it would cost you without me. The difference is everything that comes with me.

Requirements include proof of secured annual income from abroad (currently €50,000+, with additions for family members). Cyprus is not currently part of the Schengen Area; accession is being pursued by the government without a confirmed date. Before you ask

Questions worth asking.

What does your advisory cost me? +

Nothing. I am remunerated by the developers, at no markup to you — the property costs exactly what it would cost without me. What you gain is access, negotiation and protection you would not have alone.

How many clients do you work with? +

Around a dozen mandates a year. Last year it was fourteen; I keep it at that scale deliberately — viewing days, negotiations and being personally reachable do not scale, and I have no intention of changing that.

You are not a licensed estate agent. What exactly is your role? +

Correct — and deliberately so. I am a buyer's advisor: I work on your side, providing access, market intelligence, selection and negotiation. All legal work — contracts, title, due diligence — is performed exclusively by independent licensed Cypriot lawyers instructed by you. You get an advisor with your interests and lawyers with legal authority — a cleaner arrangement than one person claiming to be both.

Can I buy remotely? +

Largely, yes. Viewings by video, documents prepared digitally, signings by power of attorney through your lawyer. Most clients visit once — for the viewing days — and many sign before completion of construction. I remain your eyes on the ground throughout.

How does the residency process work, exactly? +

Your lawyers file under the fast-track investor provision once your purchase qualifies. Approval typically takes around nine months. Your spouse and children are included; one visit every two years maintains the status. I coordinate; the lawyers execute.

How discreet is this process? +

Entirely. Your enquiry, your identity and your acquisition are treated with the discretion you would expect from a private bank. Nothing is published, shared or discussed without your explicit consent.

Why Cyprus over Spain, Portugal or Italy? +

Different answers for different goals — and sometimes the honest answer is that Cyprus isn't right for you, which I will tell you in our first conversation. Where Cyprus is hard to beat: an English-common-law legal tradition inside the EU, one of Europe's most attractive tax systems, year-round flyability, English spoken everywhere, and coastal pricing that the western Mediterranean left behind a decade ago.
